the situation

For the last decade, a housing shortage has devoured the San Francisco Bay Area. 
To make matters worse, the October 2017 Santa Rosa Tubbs Fire destroyed 5,200 homes in Sonoma County.
When trying to rebuild, wildfire victims experienced contractor shortages, 40% spikes in construction costs, and re-build timelines of three years or more.

the solution

Black Brew Bridge re-thought traditional home construction by:
 
  1. Purchasing a neglected parcel with one exiting home in the community of Graton, CA.  The property had been cited for “junkyard” violations.
     
  2. Demolishing an abandoned building, cleaning-up the land, and converting the existing home to an “Accessory Dwelling Unit”.  
     
  3. Bringing in the requisite utilities and installing a second single-family unit:  A brand new 1,600 square foot, 3 bedroom factory-built home.
Black Brew Bridge’s drive to “think different” and challenge construction paradigms allowed us to quickly deliver an additional home to an oversubscribed housing market.
We completed the project in less than one year in spite of delays caused by winter floods and another destructive wildfire season.
We helped convert a blighted “junkyard” parcel into a desirable property with two A-Class single family homes, raising neighborhood property values.
Leveraging the efficiencies of factory home construction, we achieved a building cost per square foot half of the Sonoma County average (including permits, engineering and design costs).
By taking advantage of new zoning regulations for ADU's, we amortized the cost of one single family parcel across two rental homes, allowing us to charge tenants reasonable rents while delivering an attractive project ROI. 
Now, two young families now call this beautiful property “home”.
